Design & Planning

Whether you are considering a new intensive housing development or looking to expand on your existing dairy the first thing we look at prior to any site visit with a client is identifying any overlays and separation distances from neighbours/towns. This can save time and money straight away as it will identify what challenges (if any) the development will have to overcome or whether a variation to the site location needs to be considered. Additionally, this will identify what regulatory obligations will need to be meet.

Overlays & Site Selection

This may include identifying :

  • Land subject to flooding and inundation

  • Areas of natural, cultural or indigenous heritage and native vegetation

  • Proximity to surface water and ground water bores

  • Locations of existing infrastructure

  • Separation distance from neighbors and towns

Other things to consider

  • Proposed development - Greenfield or re-purpose of existing site

  • Development type - Compost Barn, Freestall Barn, Feedpad, Dairy extension

  • Herd size - number of cows milking, dry cows and young stock

  • Size of property - Hectares for effluent reuse area

  • Site access, roads, power requirements

  • Location - State, Water catchment authority, council

  • Existing infrastructure - dairy, effluent ponds, fresh water storage

  • Water ways, creeks, irrigation channels

Planning Requirements

What regulatory requirements might apply:

  • Whether the development is an allowable use under the land use controls for the site and any other relevant controls

  • Whether a development approval is required for the works

  • Whether an Environmental Protection Authority approval or license is required, and

  • Any local or state government authorities may be involved in the assessment of any development approval application and the information they might require
